Nearly 5,000 New Listings. So Why Fewer Sales? 🏡

A few fun things that caught my attention this week:

🥐 This new bakery from the chef behind Tartine just opened in Williamsburg, and it’s already a contender for best new bakery in NYC. That chocolate banana pecan croissant…OMG I’m sold.

🎤 Did you know that you can now enter the lottery for free opera tickets? They’re giving out 70,000 free tickets this season! Just download the app: you can find more info here.

🧑‍🎨 This $25M loft in Tribeca features an early mural by Keith Haring inside! I’m swooning over those windows.

🛋️ The WSJ reported that Mid Century Modern is officially cringe. Is it timeless or is it passé?

Your feedback means the world to me! If you enjoyed working with me, I’d greatly appreciate it if you’d write me a review.

Hot Homes: More Listings, Same Competition

Photo cred: Unsplash

The fall market is certainly giving us something to talk about! According to StreetEasy’s latest market report, 4,951 homes hit the NYC sales market in September, the most in a single month since March 2022! (That’s a 7.6% increase from last year.)

More homes = more options for buyers, right? Not exactly.

Despite the influx, total inventory is still down 4.9% year-over-year. Meanwhile, 21.1% of homes sold above their latest asking price, even as new contracts fell 5.4%.

So what’s going on?

My take: We’re not short on buyers. We’re short on the homes buyers want. The well-priced, move-in-ready gems are attracting a lot of competition, while buyers are becoming more selective about everything else.

For buyers, this means recognizing value when you see it, and knowing when there’s room to negotiate. For sellers, pricing and presentation matter more than ever.

More listings don’t automatically mean more opportunities. Knowing which homes are worth your attention? That’s where I come in. 💅

Ask the (Marathon-Watching) Expert 🏃

This Sunday marks the NYC marathon’s 50th anniversary! The energy in the city on marathon day is palpable. I love the witty signs and the energy from the runners and cheer squads.

The last two years, I’ve watched from Bedford Avenue in Williamsburg, where the vibes are high and the runners are still relatively fresh. I’ve also watched from 1st Ave on the UES, which is a whole different level of excitement!

Last year, Michael and I walked from Williamsburg into Greenpoint to catch the runners making their turn toward Queens. It was later in the day, so the crowds had thinned out a bit. Honestly, a lovely way to spend a Sunday!

I’m happy pretty much anywhere as long as I’m not playing a real-life game of Frogger to get to my buyer appointments 😂 Good luck to everyone running! I’ll be cheering you on from the sidelines. 🫶

Listing I’m Lovin’ ☀️

Happy Daylight Savings! In the spirit of everyone’s least favorite day, here are three homes with oodles of natural light to help offset those dark, winter nights.

If there’s one way to beat the winter blues, it’s with 13-foot ceilings and a WALL of south-facing windows! ☀️ This Prospect Heights penthouse duplex is positively drenched in natural light, covering 1,465 SF of loft-like living space and a bonus 370 SF private terrace which overlooks the Brooklyn skyline.

39 Plaza St West, PH

3 bed, 2 bath | $4,500,000 | Park Slope | Jessica Buchman, Corcoran

Four exposures mean FOUR times the sunshine! This full-floor penthouse in Park Slope is wrapped in a spectacular terrace, offering panoramic views and natural light from sunrise to sunset. I can’t decide if my favorite feature is the private elevator that opens directly into the unit or the location, just steps from Prospect Park. What’s your vote?

383 Carlton Ave, Unit 7S

2 bed, 2 bath | $1,450,000 | Fort Greene | Keri Kutansky, Corcoran

With nearly 10-foot ceilings, a private balcony overlooking Downtown Brooklyn, and a king-sized primary suite, this two-bed condo is a great price point and checks a LOT of boxes.
