🏡 Obsessed with the decor of this penthouse, which sits atop one of NY’s oldest co-ops. That color fridge!! 

💩 The NYTimes made a poop map of the neighborhoods with the most dog poop on the streets. Can you guess which ones topped the list? (I was surprised!)

As of last weekend, it’s officially summer, which for many of us means summer trips and weekend escapes are on the mind ☀️

The Hamptons is one of NYC’s most glamorous vacation markets. As this NY Times article reports, its status as a haven for the ultrawealthy is nothing new, but recent data has shown just how far out of reach it has become. 

According to data from Miller Samuel, the median sales price in the first quarter of 2026 jumped 18.3% year-over-year to $2,412,500! This number marks a record high for the third time in the past five quarters. The average sales price was also up Y-o-Y, climbing to a whopping $4,257,787. 

Sales above $5M accounted for 21% of all transactions, while sales of homes under $1M fell to a historic low. 

The shift from a luxury market to a billionaires market is well underway. While the price point certainly looks different in other markets, Hampton's inventory issues—which sit 17% below first quarter averages—rival those in NYC. 

We’ll have to wait until July, when Q2 data is available, to understand the full picture of what happened this Spring, but with tight inventory and record-high prices leading the way, my guess is those trends continued.

Ask the (Hamptons) Expert 🏖️

My referral partner, Jennifer Friedberg, works in the Hamptons and I sent a question my buyers have been asking recently. Here’s what she had to say: 

“That’s a difficult one because the Hamptons offers such a wealth of options spanning west to east. Villages, waterfront, and south of the highway properties still dominate and continue to hold their value given the limited supply.

That said, we are seeing strong interest and activity in areas north of the highway, where buyers can often secure more land, privacy, and overall value. North Haven continues to feel somewhat like a hidden gem to me given its proximity to Sag Harbor Village, beautiful waterfront and spacious properties, and a more understated feel that buyers increasingly appreciate.

There are also fringe areas in the sub-$2.5M range that have been under the radar but, in my opinion, will continue to appreciate given the limited inventory at that price point. Often not turnkey, but with real upside potential for buyers willing to make thoughtful improvements.

Parts of Shelter Island are also having a real design-driven moment, especially with the caliber of architecture and renovations coming to market. Overall, buyers are beginning to look beyond the obvious “name” locations and focus more on design, privacy, value, and how they actually want to live out east.” - Jennifer
