<image:caption>My colleague, Michael Feldman, is a real estate lawyer who offers valuable advice for first-time buyers seeking financial savings. Here’s what he had to say: “For first-time buyers, tax abatements—such as 421-a and newer programs like 485-x—can significantly reduce carrying costs, but those savings phase out over time, often starting near full abatement. It’s critical to confirm how much time remains on any abatement, as the expiration can materially increase monthly expenses. Buyers should also consider the co-op and condo abatement, which can reduce taxes by around 17.5% for qualifying primary residences! At the same time, crossing thresholds under the New York State mansion tax can meaningfully increase closing costs, so both short- and long-term tax implications need to be evaluated.”</image:caption>

<image:caption>Last week, I was in Miami for a conference with agents from all over the US, representing more than 25 states, 13 brokerages, and even a few international markets. Conferences like this help me step up my game as an agent! I learn from the industry’s best and make meaningful connections that will help my clients move wherever they desire. From social media workshops reminding us that authenticity always wins, to conversations about staying consistent and showing up for our audiences, the takeaway was clear: the best agents aren’t trying to be everything to everyone. They know their people and serve them well. From left to right: Dinner at Double Knot, Glennda Baker & I after our VIP lunch, my New Jersey referral partner Jen Greenberg and I, and the Wynwood Design District at night. We also spent time talking about mindset, communication, and AI. I learned many tips and tricks that will help me communicate better and guide more thoughtfully. Real estate curious? Questions, concerns, or thoughts on your next move? You know the drill: email me and let’s connect!</image:caption>

<image:caption>“Great question, and here’s the short of it: for the right buyer, it’s the right move. If you’re looking for specific finishes and high-end amenities, a new dev is often your best bet. Quite frankly, there aren’t many resale options that check those boxes. As my client just said to me, “I have bigger things to fight about in my marriage than a kitchen renovation.” I recently ”toured” a $20M four-bedroom at 140 Jane St. Since the building isn’t complete, we got to see and feel the finishes from a sales office. We saw paint colors, marble slabs, cabinet woods, and kitchen hardware samples. We weren’t inside the finished apartment, but we sure were seeing the vision. Proof that buying off a floor plan isn’t about blind faith, it’s about informed vision. That being said, I do think it’s imperative that you have an agent by your side if you’re going this route. Making sure the floor plan translates from paper to the real thing means asking the right questions and mitigating surprises, which is best done with an expert. Thinking about going new dev? I can create a custom spreadsheet with data for when buildings are set to complete, the architect, bed/bath count, square footage, amenities, neighborhood, and more. Just email me with your checklist.” - XOXO Andrew</image:caption>

<image:caption>It’s been an epically busy start to the year, and I wanted to catch you up on everything that’s been going on: I’m thrilled to be launching a new listing soon in the heart of Dyker Heights. This 3-bed, 2-bath single-family home has been meticulously maintained, and the sellers have renovated nearly everything you can think of. Let me know if you’d like a private tour before it hits the market! (Perks of being in my inner circle ) Congrats to two of my buyers: one who snagged a gorgeous, boutique new development in Bushwick at a competitive price, and another who just submitted an offer on a townhouse in Williamsburg. I’ll never get tired of celebrating moments like this. The market is heating up, and I can’t wait for spring! Last week, I hosted a Valentine’s Day-themed bouquet workshop at STEMs in Williamsburg. It warmed my heart to see my people gathered together, making new connections. There was an epic charcuterie board (courtesy of Michael), lots of vino and Valentine’s treats to go around, pizza from Roberta’s, and a surprise take-home gift with candles and matches. Thank you to everyone who came out. I had so much fun and can’t wait to plan more events like this. Next week I’m off to Miami for a work conference. I’m looking forward to hearing from industry titans—including Case Kenny, Tracy Tutor, and Glennda Baker—sharing their perspectives on real estate and life. Learning and networking with my peers is key to giving my clients the best experience possible, and I can’t wait to share my learnings with you next time. Real estate curious? <image:caption>Just like any profession, real estate has been heavily impacted by AI. Here’s my two cents… Yes, you absolutely should be using it to inform your home search. BUT, don’t let it replace actual strategy. Use it to compare neighborhoods based on commute time, school zones, or to break down the pros and cons of condos vs co-ops based on your budget. Where AI falls short, though, is nuance. It can’t differentiate a quiet block from a noisy one, tour a home with you while asking smart questions, or know the ins and outs of a competitive offer. My quick advice is to use it in the early stages (alongside your agent) to help you determine exactly what you want, but lean on your agent as soon as you start touring. Nothing beats real-world context or my company. Have a question for an expert? Whether it’s a sommelier, art advisor, graphic designer, or chef, submit your Q, and I’ll feature your answer!</image:caption>

<image:caption>People are also coming to terms with 5-6% interest rates—and as shown here, those percentages are average. It’s the 2-3% that was the anomaly! Source: FreddieMac It’s encouraging to see that despite our volatile socioeconomic climate, the markets are continuing to outpace and outperform. The combination of improving inventory, seasonal momentum, and potential rate normalization suggests a more active market ahead. Plus, like I always say, the “5 D’s”—death, divorce, downsizing, diplomas, and diapers—will continue regardless of what else is happening. TLDR: It’s going to be an extra busy spring, and I’m so ready for it! <image:caption>Fun fact: Michael and I met one year ago at a speed dating event and our first OFFICIAL date was on Valentine’s Day!! And here we are last weekend at a cabin upstate, holding a snow-heart Since this holiday doubles as our anniversary (we have different opinions on this ) , I have a ton of ideas for making it special. Here’s my rapid-fire list (no promise on the non-cheese, though)! Take a pasta-making class at Eataly The gift that keeps on giving: a 3-Pack of Lulu boxers in a festive color Order custom Oreos with a photo of your faces Relax at a day spa (I like QC on Governor’s Island because it feels like a true city escape) Make a candle at the Apotheke studio in Red Hook Order a custom action figure that looks like the two of you (I can’t!!) A framed map of your first date (Etsy also has tons of cute hand-drawn paintings of your first date spot!) This is my first Valentine’s Day I’m spending with someone special to me. I hope these ideas help, and I’d love to hear what you end up doing!! Xx</image:caption>
