This $70M Townhouse Has Everyone Talking

Andrew’s Articles

A few fun things that caught my attention this week:

🦛 Obsessed with this crazy story. Fun fact: I actually worked with Ambani’s mom ONCE when I was a personal shopper at Bloomingdale's. I’ll never forget it!

🛋️ Staud just debuted its first-ever home goods collection, and I’m loving it!

🎤 SummerStage revealed its 2026 lineup, and it is STACKED! Personally, I’m eyeing Elderbrook and Shaggy (lol). Who will I see there?!

🏡 This $400M megamansion could become the nation’s most expensive home.

Your feedback means the world to me! If you enjoyed working with me, I’d greatly appreciate it if you’d write me a review.

Hot Homes 🔥

Everyone has been talking about this sale, and I understand why. It’s a six-story townhouse on Bank Street, created by combining TWO walkups into one.

 Here are the quick facts:

  • Under contract for $70M+

  • Five beds and 13,000 square feet (the primary suite alone is 2,000 SF!)

  • 40 feet wide (most townhouses are less than 25 feet)

It’s one of the most impressive homes I’ve seen. Inside, the layout is built around a skylit elliptical staircase (of course, there’s an elevator too). The full-floor primary suite is my dream bedroom with dual dressing rooms and a private terrace.

There’s also a garden-level terrace, screening room, multiple terraces, fitness space with sauna, and a 1,600-bottle wine cellar.

The sale represents one of the most expensive residential sales south of 14th Street. It’s on trend: over the last year, we’ve seen many records in the downtown luxury market. It’s pointing to a trend that shows demand shifting from Billionaire’s Row and Central Park South to the West Village and Greenwich Village.

Ask the (Somm) Expert 🍷

Few know this about me, but I’m actually a certified sommelier! I’m not sure that actually has any impact on my wine bar recs, HAH, but I feel like it adds credibility 😉. Here are 3 wine bars that I’ve been loving lately:

  1. 🍷 Sauced - this Williamsburg wine bar is one of my favorites in the neighborhood. The outdoor patio is dreamy (perfect for date night!), and the vibes are always positive.

  2. 🍷🍷 Parcelle - with locations in Dimes Square and SoHo, this wine bar is one of the best in the city. Their menu is extensive, and they always have delicious bottles open for a single glass.

  3. 🍷🍷🍷 Gigi’s - This new restaurant just opened in Greenpoint. It’s serving wine and rotisserie chicken (the dish du jour!) and feels like a cozy Parisian cafe.  - Xx Andrew

Listing I’m Lovin’: Two Beds Under $1.5M

I’ve been working with a few clients with similar search criteria: two-beds under $1.5M. If you’ve been personally victimized by “2-bed” listings that are really a 1-bed + a glorified closet…these are for you.

201 Clinton Ave, Unit 6F

2 Bed, 1 bath   |   $1,075,000    |   Clinton Hill   |   Kerrie Lynch

This true two-bed sits on the coveted F line of this Clinton Hill co-op and offers amazing proportions—a king-sized primary, generous second bedroom, and a separate dining area. East-facing windows flood the space with light, while the oversized kitchen brings rare storage. Bonus: the footprint is even flexible enough to convert to a 3-bed, so there’s plenty of room to grow. It’s a great price for this amount of space!

230 Ashland Place, Unit 12C

2 bed, 2 bath   |   $1,388,500    |   Fort Greene   |   Marie Bromberg

For my new dev fans who like their two-beds with a little polish, this one delivers—floor-to-ceiling windows and open city views. Both bedrooms are generously sized (the primary has true suite energy), while the open kitchen and living space make it easy to host. Clean, modern, and quietly elevated…plus it’s in one of my favorite neighborhoods.

Check It Out

318 2nd Ave, Unit 4

2 bed, 1-bath   |   $1,295,000    |   Gramercy    |   Erez Rose

This one’s got a beautiful layout, with a separate living room, spacious kitchen, and sunken dining area. Prewar charm (exposed brick, high ceilings) meets real-life upgrades like a fully loaded kitchen and an in-unit washer/dryer.

Let’s See
