Real estate is many things, but predictable is not one of them! My recent listing in Dyker Heights was a rollercoaster filled with multiple offers, a few plot twists, tough negotiations, and a whole lot of patience.
Last summer, we listed the 3-bed, 2-bath home as a Private Exclusive for $1,190,000.
During that time, the home garnered a lot of interest and even received an offer. Knowing that there was an appetite, we decided we could do better, so we pressed pause and decided to bring it to market in the spring.
Fast forward to March. The market had shifted, but the demand hadn’t gone anywhere. I knew we could confidently list for $1.25M, and within one week (and just one open house), we had 8 offers—all over-ask.
Since day one in real estate, you hear the same advice: price it right. This sale is exactly why.
We fielded multiple strong offers and navigated everything from inspection credits to buyers dealing with rising rates mid-process. Two buyers got cold feet and walked before landing on our winning offer at $1.31M—$52K over ask. Safe to say my sellers were thrilled.
Home sales like this are both a learning curve and a win for many reasons. They show the power of competitive pricing but also the power of having an agent who can navigate the minefield of inspection credits and various offers.

Last week, Michael and I went to a cute Italian bookshop-slash-bistro called Sullaluna. It was in the West Village, and the food was divine. I think we ordered everything on the menu, but the standouts were the steak and my clarified coconut milk cocktail with chili pepper. (It was too spicy for Michael, but I enjoyed it!) It’s easy to get a reservation and a great neighborhood to bop around after.”
