As we enter the spring market real estate market (typically the busiest), I wanted to review what the market was like the past few months.
Even in a tough winter, buyers were still showing up, bidding, and making moves (especially in the ultra-luxury segment, $10M+, where contracts signed were double that of last year). Renters, frustrated with ever increasing rental prices, are now exploring buying.
The demand is clearly there! The main constraint still lies with limited inventory.
At the same time, co-op owners, who rented out their homes for the past couple years are reaching the limit on their subletting options (often only permitted for two or three years), and will have to list.
The NYC market is heating up despite the uncertainty of global markets. It’s a good reminder why New York real estate has a reputation as a stable, long-term asset.

There’s nothing like the beginning of spring to remind you that a terrace is the peak of luxury in NYC. Below are my three favorite homes on the market with private outdoor space.
