 An UES penthouse just set a new record for the priciest listing sold in the neighborhood. The new dev isn’t even complete yet. It closed for the asking price at $89.5M; do you think it was worth it?

Hot Homes 

Last week, I was in Miami for a conference with agents from all over the US, representing more than 25 states, 13 brokerages, and even a few international markets. 

Conferences like this help me step up my game as an agent! I learn from the industry’s best and make meaningful connections that will help my clients move wherever they desire. 

From social media workshops reminding us that authenticity always wins, to conversations about staying consistent and showing up for our audiences, the takeaway was clear: the best agents aren’t trying to be everything to everyone. They know their people and serve them well.

“Great question, and here’s the short of it: for the right buyer, it’s the right move. 

If you’re looking for specific finishes and high-end amenities, a new dev is often your best bet. Quite frankly, there aren’t many resale options that check those boxes. As my client just said to me, “I have bigger things to fight about in my marriage than a kitchen renovation.” 

I recently ”toured” a $20M four-bedroom at 140 Jane St. Since the building isn’t complete, we got to see and feel the finishes from a sales office. We saw paint colors, marble slabs, cabinet woods, and kitchen hardware samples. We weren’t inside the finished apartment, but we sure were seeing the vision. Proof that buying off a floor plan isn’t about blind faith, it’s about informed vision. 

That being said, I do think it’s imperative that you have an agent by your side if you’re going this route. Making sure the floor plan translates from paper to the real thing means asking the right questions and mitigating surprises, which is best done with an expert.

In Miami, I went on the Luxury South Beach Caravan tour, which took us to 4 amazing properties. These listings are the epitome of luxury and stay true to the ‘Prada to Penthouse’ name….but we’ll be back next time with more... realistic listings. A boy can dream!

I just love those windows!

I certainly had fun day dreaming what my car collection would look like if I lived here
