House burping is the newest trend, and despite the name, I’m here for it. I just need the temps to be a touch warmer before I commit.

 OMG, I’m drooling at these townhome renovation photos! That dining room wallpaper and turquoise bathroom tile are to die for!!

 Hermès has been revealed as the buyer behind this $400M Beverly Hills property. This new store on Rodeo Drive is twice the size of its current space and just a few doors down.

 I’m a bigggg car guy, and Kendall Jenner’s collection might be one of the best I’ve ever seen. What’s your fav?

It’s been an epically busy start to the year, and I wanted to catch you up on everything that’s been going on:

 I’m thrilled to be launching a new listing soon in the heart of Dyker Heights. This 3-bed, 2-bath single-family home has been meticulously maintained, and the sellers have renovated nearly everything you can think of. Let me know if you’d like a private tour before it hits the market! (Perks of being in my inner circle )

 Congrats to two of my buyers: one who snagged a gorgeous, boutique new development in Bushwick at a competitive price, and another who just submitted an offer on a townhouse in Williamsburg. I’ll never get tired of celebrating moments like this. The market is heating up, and I can’t wait for spring!

Last week, I hosted a Valentine’s Day-themed bouquet workshop at STEMs in Williamsburg. It warmed my heart to see my people gathered together, making new connections. There was an epic charcuterie board (courtesy of Michael), lots of vino and Valentine’s treats to go around, pizza from Roberta’s, and a surprise take-home gift with candles and matches. Thank you to everyone who came out. I had so much fun and can’t wait to plan more events like this.

 Next week I’m off to Miami for a work conference. I’m looking forward to hearing from industry titans—including Case Kenny, Tracy Tutor, and Glennda Baker—sharing their perspectives on real estate and life. Learning and networking with my peers is key to giving my clients the best experience possible, and I can’t wait to share my learnings with you next time.

Ask the (RE) Expert

Just like any profession, real estate has been heavily impacted by AI. Here’s my two cents…

Yes, you absolutely should be using it to inform your home search. BUT, don’t let it replace actual strategy.

Use it to compare neighborhoods based on commute time, school zones, or to break down the pros and cons of condos vs co-ops based on your budget.

Where AI falls short, though, is nuance. It can’t differentiate a quiet block from a noisy one, tour a home with you while asking smart questions, or know the ins and outs of a competitive offer.

My quick advice is to use it in the early stages (alongside your agent) to help you determine exactly what you want, but lean on your agent as soon as you start touring. Nothing beats real-world context or my company
