 The gorgeous white columned house in The Fresh Prince of Bel-Air is now on the market. It’s actually located in Brentwood (not Bel-Air)...can you guess how much it’s asking??

 Zillow is predicting NYC will be one of the hottest housing markets this year. Here’s why!

 TJ Maxx is opening its first store in Manhattan in over 10 years! The retailer is coming to Herald Square, and the deal represents the largest for a retail store in the past couple of years.

Library applications in NY are soaring because of this.  Any fans??

Hot Homes

We have some good news: NYC’s real estate market stayed unusually hot throughout the holidays! As you can see from the green highlights in the chart below, since Q3, there have been 4 months where contract activity was above seasonal averages.

People are also coming to terms with 5-6% interest rates—and as shown here, those percentages are average. It’s the 2-3% that was the anomaly!

It’s encouraging to see that despite our volatile socioeconomic climate, the markets are continuing to outpace and outperform. The combination of improving inventory, seasonal momentum, and potential rate normalization suggests a more active market ahead.

Plus, like I always say, the “5 D’s”—death, divorce, downsizing, diplomas, and diapers—will continue regardless of what else is happening.

TLDR: It’s going to be an extra busy spring, and I’m so ready for it!

Fun fact: Michael and I met one year ago at a speed dating event and our first OFFICIAL date was on Valentine’s Day!! And here we are last weekend at a cabin upstate, holding a snow-heart

Since this holiday doubles as our anniversary (we have different opinions on this ) , I have a ton of ideas for making it special. Here’s my rapid-fire list (no promise on the non-cheese, though)!

  • Take a pasta-making class at Eataly

  • The gift that keeps on giving: a 3-Pack of Lulu boxers in a festive color

  • Order custom Oreos with a photo of your faces

  • Relax at a day spa (I like QC on Governor’s Island because it feels like a true city escape)

  • Make a candle at the Apotheke studio in Red Hook

  • Order a custom action figure that looks like the two of you (I can’t!!)

  • A framed map of your first date (Etsy also has tons of cute hand-drawn paintings of your first date spot!)

This is my first Valentine’s Day I’m spending with someone special to me. I hope these ideas help, and I’d love to hear what you end up doing!! Xx

For the first time in 124 years, residential units in the iconic Flatiron Building are now available for purchase. After looking at the units, I’ve had a lot of interesting conversations…. Iconic? Absolutely. Floor-plan friendly? I’ll let you be the judge.

The building itself offers a state-of-the-art wellness center with a fitness center, a 60-foot lap pool, and a cold plunge with an adjacent sauna for thermal contrast therapy.

It seems to be working: only two residences remain.

Or is that only what they want us to think!?

I’m going against the grain here (come at me!!), but personally, I’m not sold on these! While the building, amenities, and finishes are incredible, I’m not loving the floor plan (what exactly are you putting in that corner??), and for the price point, I think there’s better bang for your buck.
