Here's something most agents miss: the sale doesn't start with a house. It starts with a question.
I recently sat down with my lovely clients who found themselves at a crossroads. They thought they had to make a decision on selling, but the more we talked, the more I realized the question they were asking wasn't the real one.
So I asked the ones that were. Do you love this home? This city? Where do you see yourselves and your family in five years? Then we crunched the numbers: what’s the financial payoff for keeping this home versus selling? What could the liquidity unlock somewhere else?
That conversation is how I came to represent one of the most beautiful homes I've had the privilege to list: a showstopping Park Slope townhouse that I'm genuinely a little obsessed with.
There’s 5,000 SF across four floors with windows and natural light pouring in from all four exposures. It’s a freestanding Park Slope unicorn, truly. My favorite amenity is the rooftop: a covered loggia, a sun terrace, and a full wet bar made for your summer hosting era.
I had a lot of fun prepping this home and bringing it to market. From staging to photoshoots with the ultra-talented Haley Ellenday to my first attempt at drone footage and the mailers and online buzz, this was a labor of love.
But my not-so-secret secret: I bring the same all-out effort to every home. Whether it's $600K or $6M, my clients get the works. Because my system is never about the price tag. It's about the people.
I just know this home is going to make someone very, very happy.
Ask the (RE) Expert 🏡
This has come up on two of my listings, so it’s a timely question. A sale contingency means you'll buy the new home, but only once your current home sells. If yours doesn't sell in the agreed window, there’s no deal.
This offer can work well in a slower market. If a home's been sitting, your contingent offer might be a seller's best bet. But contingency offers aren’t going to win in a hot market. I received a contingency offer on a recent listing and it went to the bottom of the pile—they’re a hard sell when someone else is ready now.
What’s interesting is that we’re receiving contingency offers at all. The market used to move too fast for buyers to even try, but nowadays we’re starting to see them trickle in again—which is a sign of a changing market.
My advice: buyers, lean on your agent to know your competition before you ask. Sellers, look hard at your offer pile before you say no.
